You can book in two ways: via our website or through our partner booking platform (Guesty Bookings). On the website, use the search in the hero or the property listings to find dates and availability; you’ll either be shown availability in-site or redirected to our Guesty booking page depending on the property. For direct bookings, complete the secure booking form, provide guest details and payment, and you’ll receive an instant confirmation email. If you prefer help, contact our support team and we can complete the booking for you or advise on availability and bespoke requirements.

A typical Amber Stays booking includes: fully furnished rooms, quality bedding and towels, a fully equipped kitchen (cookware, utensils, kettle, microwave), Wi-Fi, utility bills, routine cleaning as per the booking type, and access to our guest support. Some properties include extras such as parking, workspace, or laundry facilities — full details and any optional add-ons are listed on each property page. If you need specific items (cot, high chair, extra cleaning), request them at booking or before arrival — we’ll arrange where possible (fees may apply).

Absolutely. Many of our properties are tailored for business travellers and contractors: reliable high-speed Wi-Fi, comfortable workspaces, easy transport links and proximity to business hubs. We also offer longer-stay rates, flexible check-in options, and invoicing arrangements for corporate accounts. If you’re booking for a team or on behalf of a company, contact us for group rates, streamlined billing and tailored support (airport transfers, extended cleaning, etc.).

Yes — we specialise in medium and long-term stays (weeks to months). Our pricing structure includes discounted weekly/monthly rates for extended bookings, and we can tailor contracts to relocation needs or contractor projects. Long-term guests benefit from periodic cleans, priority support and the option to personalise certain services (laundry packages, utility management). For stays longer than a month we may require additional documentation and a security deposit — details are discussed at booking.

Most of our properties are family-friendly and equipped for children, with conveniences such as extra bedding, space for luggage and safety features where appropriate. We can supply baby equipment (cot, high chair) on request — please ask when booking as availability can vary and small hire fees may apply. Properties clearly list whether they are suitable for children and any specific restrictions on the property page.

Serviced accommodation offers a full apartment or house — private living space, a self-contained kitchen and the feeling of a home — combined with professional management and hotel-style services. Compared with hotels, you get more space, privacy, better value for longer stays, and facilities like a kitchen and laundry. Unlike an Airbnb, Amber Stays properties are professionally maintained and come with guaranteed standards, regular cleaning options and on-hand support.

Early check-in and late check-out may be possible subject to availability and an extra fee. Standard check-in/out times are shown on each property page; if you need more flexible times, request this at least 48 hours before arrival and we’ll confirm if the property can be prepared accordingly. For early check-in we can sometimes hold luggage if the property is not yet ready. Note: late check-out beyond the agreed time may incur additional charges.

Pet policies vary by property. Some homes are pet-friendly with clear guidance and a small additional cleaning deposit or fee; others do not accept pets. Property pages state whether pets are allowed. If travelling with a pet, always declare it at booking — undeclared pets may lead to additional cleaning charges or termination of the booking. We can also advise on nearby pet services and local rules where required.

We operate strict cleaning protocols: each property receives a professional clean between stays using industry-standard disinfecting practices. For longer bookings we offer periodic cleans (weekly/fortnightly) which can be added at booking. High-touch areas (kitchen surfaces, switches, door handles) are given specific attention. We supply fresh linen and towels for each new stay; additional housekeeping can be arranged for a fee. In all cases our teams follow local health guidance to protect guests and staff.

Our cancellation policy depends on the rate and booking channel. Flexible rates typically allow partial or full refunds if cancelled within a specified window (e.g., 48–72 hours before check-in). Non-refundable rates will not be refunded but may be amended subject to availability. If you booked via Guesty or a third-party channel, the partner policy may apply. For insurance stays or exceptional circumstances, contact our support team and we’ll explain options — we always aim to be fair and to help rebook where possible. Full cancellation terms are provided at the time of booking and on your confirmation email.
